As mentioned before,
one of the biggest benefits of purchasing a unit in Ocean Sands Resort
is the limited restrictions on the owners use of their property.
Under the Ocean Sands Resort Property Management Agreement, an owner is
able to use their property for up to six months per calendar year
without limitations on what time of year they use their unit.
Therefore, you can stay in the property from October to March to escape
the prairie winters and then rent it out during the shoulder and very
lucrative peak seasons to take advantage of the property's income
earning potential. Or you can take advantage of the beautiful summer
weather on Vancouver Island and stay in your unit July/August and then
rent it out daily and weekly in the shoulder season and monthly in the
winter season to snowbirds from the prairies. Or use the property
strictly as an investment having it available for rentals all year
round. The choice is yours!!
If you wish to use the condo for the same block of time each year,
there is a location on the property management agreement to identify
this time as owner use upfront. Therefore, your unit will not be
made available for rent during these time periods. Even, if time
is not identified as owner use in the property management agreement, the
owner at anytime can phone the office to check the availability of their
unit and book it as long as it has not already been booked by a guest.
There are no fees for using your unit other than a modest cleaning
charge of $65.00/stay for stays 21 days and less or $130.00 for stays of
22 days or longer.
